Toxic Mold

Exposure to Stachybotrys Chartarum, also known as Stachy, Black Mold, or Toxic Mold, may have adverse health effects. This mold can grow in areas that are exposed to constant moisture. If there was ever a broken pipe in the home, there may be mold hiding behind the walls.

When considering a home for purchase, be sure to ask whether there have been any floods or leaks, and whether or not proper remediation was done.

Clients' Best Interest?

If a Real Estate Agent is only in it for the money, then he or she will not always be working in their clients' best interest. An Agent with the primary goal of making a lot of money, will tend to put their efforts in their own best interest, often to their clients' detriment.

Real Estate Agents who consistently make their clients' best interests their top priority, are the ones who are rewarded with referrals to friends and family. After all, nobody calls their best friend and says, "Hey, I just got ripped off by this lousy real estate agent. Why don't you give her a call? She'll do a great job ripping you off as well!"

Listing Above Market Value

When Real Estate Agents are desperate for listings, they may be tempted to veer from the truth. They may promise their client that they can get a certain price for their house, even though they know it will never sell at that price.

The result is that the agent gets to have their sign in the yard advertising his service, but the Sellers have to deal with the frustration of people tracking through their home, but not expressing any interest.

I pride myself in always telling my seller the FACTS about the Market Value of their home. They may not always be happy with what they hear, but they need to know the TRUTH.

Good Real Estate Agents

Good real estate agents understand the real estate market better than anyone, and they are able to estimate the true market value of a home. They also take away the hassle and stress involved in the process of buying and selling a home. A good agent should have the negotiation skills required for real estate transactions, as well as excellent communication skills to ensure that the transaction goes as smoothly as possible.

Questions Homebuyers Should Ask

If you're in the market for a new home, you’re hoping to get good advice from your real estate agentHowever, your agent can’t read your mind. Be sure to ask the questions that are important to you! Here are some examples of good questions you may want to ask your Realtor:

  • What’s it going to be like when selling this house in say ten years from now?
  • Are you aware of any noises in this neighborhood that will keep me up at night?
  • Why are they selling their home?
  • Are they going to take the washing machine with them?
  • Can you recommend an attorney?

Sit down, and make a list of what's important to you. Then run the list by your agent, asking any questions that come up along the way.

What to Look For in a Real Estate Agent

Some of the most important things to look for in a Real Estate Agent are a good attitude, ability, ethics, and sincerity.

Your agent needs to have a good attitude, or you probably won’t have a good experience buying or selling your home.

If your agent lacks the ability to get the job done, you will end up wasting a lot of time and energy.

An unethical Real Estate Agent will probably not have your best interest in mind. He or she may have lots of experience; experience ripping off clients, so that the agent can make more money!

Similarly, an insincere agent will not leave you with the feeling that you experienced a pleasant real estate transaction.
